Reservations & Terms

GENERAL

Each tenant agrees to use the unit as if it were his or her own, to leave it undamaged and clean, and to be responsible for any damage caused by tenant, tenant’s guests, or anything under tenant’s control, ordinary wear and tear excepted.

TERMS OF RENTAL

Check in time for all rentals is always after 3pm, and checkout is promptly at 10am.

CONFIRMATION OF RESERVATIONS

One-half the total rent is required as a deposit. The initial deposit by personal check or credit card. You must return the signed rental agreement and your deposit payment to us to confirm your reservation. (This is for direct reservations)

The balance of the rent for all summer rentals must be received on arrival and by a personal check or credit card. Any security deposit is due upon check-in.

If your personal check is returned for uncollected or insufficient funds, you must replace it immediately with a bank check or money order, plus a fee of $35.00 to cover expenses.

CANCEL RESERVATION

If you cancel, transfer, or otherwise change this reservation, and the unit is re-rented to others at the same rental, a cancellation fee of 15% of the total rent will be charged. If the unit is not re-rented for the canceled period, no money will be refunded. If the unit must be re-rented at a discounted rate, your refund will be adjusted accordingly.

RIGHT TO REFUND

We reserve the right to refuse to rent, refund your deposit, or ask you to discontinue occupancy if, in our opinion, your occupancy will be or is detrimental the property or disturbing to the neighbors. The MAXIMUM number of people allowed to occupy the house is SIX. If you do not comply with this provision, you

will be asked to leave without a refund. No campers, tents, vans, buses etc. may be used as sleeping quarters in conjunction with any rental unit.

DAMAGE DEPOSIT

During the term of your occupancy, you are responsible for damage to the rental property other than “normal wear and tear”. The Landlord or his representative will inspect the unit before you arrive and after you leave. If the unit needs to be specially cleaned or repairs made or replacements are needed, the landlord will make an accounting to you and deduct those costs from your damage deposit. If there are no expenses or deductions, you can expect to have your security deposit returned within 30 days of your departure.

FURNISHINGS

Please do not rearrange the furniture, take deck or interior furniture to the beach, or use bedding or blankets or bath towels on the beach. Beach towels are provided.

APPLIANCE OR UTILITY BREAKDOWNS

If the television or stereo breaks down during your occupancy, we cannot guarantee replacements. Appliances are not guaranteed. While the landlord will make reasonable efforts to effect timely repair, there will be no refunds due

to appliance or systems failure, or for failure of power, water, gas, telephone, or other public or private utilities.

SMOKING

No smoking is allowed anywhere inside the house. Strictly enforced. A $250 special cleaning fee will be enforced if smoking occurs indoors.

PETS

Tenants are not permitted to bring pets to the unit unless they have prior approval by the owners. Clean and well-behaved pets are considered with an additional security deposit. If you are found to bring pets without prior

approval, you will be required to leave immediately without a refund.

CLEANING

While we clean the unit upon your departure, you are required to leave the unit in a clean and pleasant condition. This includes cleaning out the refrigerator of your goods and ensuring that all dishes are clean prior to your departure. If you do not leave the rented property clean the landlord may deduct the expenses of extra cleanup from your damage deposit.

ITEMS LEFT IN UNITS

The landlord is not responsible for items you leave behind. If you ask us to check a unit for left items and return them to you, we will be glad to do so. Of course, we cannot guarantee the return of lost or left behind items.

KEYS

The House will be open, and your keys will be left in each bedroom door lock with an extra set in your bedroom. These sets of keys contain one for the front door; one for the kitchen door and one for your individual bedroom door lock. We are usually working on the gardens in the back on the day of your arrival and will be available if you have any questions.

Upon check-out, you must leave keys to the property in your individual room door lock or in the front hallway.

EARLY ARRIVALS

Check-in time is after 3PM – We have a firm policy of tenants not being able to enter the house until after 3PM – this allows us to get the cleaning job done properly for your stay – if you have to arrive early, we have an office at

the end of the front deck, and you will be able to drop off your luggage there. And usually your parking spaces will be available for your use if you arrive early.

PARKING

There are two parking spaces at 174 Bradford Street and the parking area is located on the Priscilla Alden Road side of the house. Parking in the summertime is limited and Priscilla Alden Road is reserved for residents only
